Alpine Ranches AKA "The 40's"
Alpine Ranches was nicknamed "The 40's " by the locals because it was originally subdivided into 40 acre parcels. The zoning permits 10 acre minimum and several people have taken advantage and split down to 10 acre parcels. So now there are several different sized parcels from 10 acres and up. Alpine Ranches is located east of Flagstaff, Arizona and the elevation and ecology are different from other parts of Flagstaff. The elevation is about 6000 feet and the climate is more of a desert than the rest of Flagstaff with Juniper and Pinion trees instead of Ponderosa Pines. Alpine Ranches backs the Painted Desert to the east, Wupatki & Sunset Crater National Monuments to the north, I-40 to the south, Flagstaff to the west and is split by Leupp Road.
At the current time there are no utilities available. So it is an "off grid" community. Some people haul water others use their roofs for water collection and store it in cisterns. For power most people have solar panels with battery storage and generator back up. Passive solar is one way of heating(free after home is built). For the people who want gas, propane is delivered. Water can also be delivered.
The zoning calls for 10 acre minimums and can be used for single family stick built homes or manufactured homes.
There are several craters in the area that ad the the spectacular views along with the San Francisco Peaks and Painted Desert.
